Mastering Facebook Marketing: A Guide to Generating Leads for Multifamily Investors

My number one favorite way to grow an investor database fast is through online direct reach outs. This can be through multiple platforms, but I've found that Facebook is the best.


The reason for this is that it goes directly to the outcome you want. For the SEC investor call qualification, you need to have had a phone call and recorded notes. In the first message you have the opportunity to schedule a call.


My best ever in person networking event, I collected 102 business cards over 2 days. I manually input their information into my CRM and followed up with them all. I got around 20 scheduled calls. Traveling to this event cost me around $2000.


Here's my step by step system to generating infinite leads through Facebook for free as of 11/04/2023


1. The first thing I would do is go through your own Facebook account and revise anything you probably shouldn't have posted. We're talking slight changes here. In my opinion, the worst thing you could do is delete every personal post and only keep the business ones. Social proof is a huge factor when creating a presence online. People want to see that you're a real person.


2. Search for multifamily groups on the Facebook groups section and join them.


3. Once you've been accepted into the group, go to the group page. At the top, there will be 5 taps, Discussion, Featured, Members, Media and Files. Click on the Members tab. You now have a list of everyone in the group that has self filtered themselves into being interested in multifamily.


4. There will be three sections main sections for you. Members with things in common (mutual friends), Members near you, Members new to the group.


Members with things in common will give you the best response rate.


5. Go down the list of people and over over their profile. The click on message. Send them an introductory message that includes your calendly link.


Example:


Hello [Name], I'm a multifamily investor and have done XYZ. I see we're both in the [Multifamily group name]. I'm always looking to meet new potential partners and investors. It would be great to get on a call when you have some time. Here's my calendly link [calendly link to schedule a call].


6. Send 30 messages a day to people. If they don't respond, let them go and don't try to double message. 30 messages a day is a good amount because you don't want to get your account red flagged. I'm personally approaching 10,000 messages sent using this technique.


If your profile is good and credible, you can expect 8-13% of the people to schedule a call depending on the quality of the list you're messaging.


7. When someone messages you back or schedules a call, add them as a Facebook friend.


8. To make this system organized, you should link your calendly account to your CRM through zapier so the data entry is automated.


Troubleshooting:

One thing I encountered was that after a certain number of messages, people started saying they couldn't click on the link I sent them. This is because Facebook will block the link until the message is accepted by the recipient first. They can do this by messaging you back, or clicking the accept message button.


For me, I include "(Link won't work until we message each other)." after the link url.
