The 3 Essential Documents Required for Obtaining a Commercial Loan

1. Resume of your prior deal history and jobs. Talk about real estate experience, jobs related to real estate especially, what you’re learning and the mentoring groups you’re in. Keep this resume to one page. Don’t overthink it.


2. Personal financial statement (PFS) - requirement.


James Eng with Old Capital provides a great PFS template on a link through one of his YouTube videos. Old Capital is one of the biggest multifamily lenders in Texas, so the template is exactly what lenders are looking for. Here's the link to his YouTube video. 3. Schedule of real estate owned (SREO). A lot of lenders want you to fill out their own SREO to fill out.
